Sod installation

Bermuda, zoysia and St. Augustine — with the grading, old-turf removal and soil prep that actually decide whether a new lawn takes.

Prep is the job. The sod is the easy part.

Anyone can lay turf on top of what is already there. It will look perfect for three weeks and then tell you the truth.

North Texas sits on blackland prairie clay — heavy, slow-draining soil that swells wet and shrinks hard when dry. On new construction it has usually been compacted flat by equipment. On older lots it has settled unevenly over decades. Either way, sod laid onto unprepared clay roots shallowly, dries out in patches, and fails first wherever the ground is worst.

So most of what you are paying for on a good install happens before a single roll comes off the truck.

Sod fitted around a tree — irrigation flagged before digging

How an install runs

  1. We walk it and diagnose itBefore anything is quoted, Geoff works out why the last lawn failed — shade, drainage, wrong grass, or watering. If it is shade, we will tell you that trimming may be the better spend.
  2. We mark the irrigationEvery head and line gets marked before a blade touches the ground. This is where most damage happens on other crews’ jobs.
  3. We strip the old turfDead grass and weeds come out rather than getting buried. Sod laid over old turf roots into a dead layer.
  4. We fix grade and drainageLow spots filled, slope corrected away from the house. If a French drain is needed we say so now, not after.
  5. We till and amendBreaking up compacted clay so roots have somewhere to go, with compost or sand worked in depending on what the soil needs.
  6. We lay it freshSod is cut and delivered and goes down the same day where we can. It is a perishable product — turf that sits on a pallet in the heat for two days starts dying before it is installed.
  7. We roll and water it inRolling presses the roots into contact with the soil. Then a deep first watering, right away.
  8. We flag the sprinklersEvery head gets marked before we dig. If the system needs adjusting for the new turf, our licensed irrigator handles it.
  9. We leave you the scheduleIn writing. The first thirty days decide whether this works, and the schedule changes across those thirty days.

The first two weeks are on you — and we make that easy

A perfect install still fails if it is watered wrong. New sod needs short, frequent watering while it roots, then progressively deeper and less often as it knits in. Most people either drown it or water it lightly forever. You get the schedule written down, and you can call us during those first weeks if something looks off.

Which grass goes down

This is the decision that matters most, and it is the one most crews leave to the customer. We do not. Tell us how much sun the yard actually gets and we will tell you which of these fits — including when the honest answer is that no grass will fix it until the canopy is thinned.

GrassSun neededBest forTrade-off
St. AugustinePart shade to sunFiltered shade, north-facing yards, matching existing lawnsThirstiest of the three; least cold-hardy
ZoysiaPart shade to sunMixed sun and shade, kids and dogs, lawns that failed beforeSlower to establish; usually costs more
BermudaFull sun onlyOpen unshaded yards, heavy use, best value per square footThins out badly in shade

Each of those links goes to a page on that grass specifically — what it wants, what it will not tolerate, and how to look after it once it is down.

What drives the price

We do not publish a flat per-square-foot rate, because two yards of identical size can be a day apart in work. These are the things that actually move a sod quote:

Questions we get asked

When is the best time of year to lay sod?

Warm-season grasses root best from spring through early fall. Late September and October are genuinely good — the heat is off, water demand is lower, and the lawn establishes before dormancy so it comes into spring already knitted in. Mid-winter installs are possible but slower to take.

How soon can I walk on it?

Light foot traffic after about two weeks. Keep pets and play off it for a month while the roots knit in. Rolling at install helps, but root contact takes time regardless.

Do you remove the old grass first?

Yes. Laying new sod over dead turf is the single most common shortcut in this trade and it is why a lot of replacement lawns fail twice.

Can you match the grass I already have?

Usually — send a photo at the quote. Blending goes wrong when the variety gets guessed, especially between St. Augustine cultivars.

How fast can you get it done?

Often within a day or two of the quote when the schedule allows. Several customers have written about getting a quote and having sod installed within 24 hours. We will not promise it on every job, but it happens more often than not.

What if my grass keeps dying in the same spot?

Then sod is not your problem yet. That is shade, drainage, or irrigation, and we will identify which before selling you turf that will die the same way.
