Much of The Colony was built from the 1970s onward, which means many yards now have trees that were planted decades ago. Those trees provide great shade, but by now many have grown over roofs, crowded each other, or shaded out the lawn beneath them. The soil here is mostly heavy North Texas clay. It shrinks and cracks in August and turns sticky after a heavy rain, so new lawns do far better when the ground is tilled and amended before sod goes down. St. Augustine is common in shadier, established yards; Bermuda in full-sun lots.
